GENERAL PROVISIONS
Art.1
The holiday home can only be reserved if you pay an advance payment of 30% of the total rental
price with a minimum of €125. The balance must be paid at least 2 weeks before the occupation
of the house.
Art. 2
A guarantee is collected for each rental. This guarantee pays for the consumption costs of water,
electricity, gas, telephone costs, and possibly internet costs. This according to the unit prices of the
office. Any damage to the apartment will also be deducted from the guarantee. The deposit will be
refunded within 4 weeks of the tenant's departure if he has fulfilled all his obligations.
Art. 3
If the tenant does not pay his balance in time, the real estate office will have the right to rent the
house.
Art. 4
A cancellation insurance is included in the rental price. This insurance covers the cancellation
of the holiday for a serious reason until the day of arrival. This insurance also covers the reimbursement of the holiday days not taken when the holiday is to be interrupted because
of a serious reason. These insurance conditions are part of the rental contract. The serious
reasons are illness or a serious accident of the tenant (s) and in case of death of the tenant (s)
(relationship to the first degree). A doctor's certificate is necessary to enjoy reimbursement. An
exemption of 150 euro will be deducted from the rental price per case of damage. The tenant has no
right to reimbursement of paid advances if the above does not apply, and he shall continue to
owe any outstanding balances of rental prices to Agence Ultimmo .
Art. 5
The tenant needs the permission of the real estate office to sublet and bring in pets in the house.
Art. 6
The tenant must use the rented property with due care. This means, among other things,
that the objects which are part of the household should not be moved, that the internal rules must
be respected, that the tenant has to clean the dwelling on departure, (in the absence, the costs for
cleaning will be deducted from the deposit ) and that damage is immediately reported to the
real estate office. The number of persons who may occupy the dwelling is determined either by the
number of beds or by formal indication on the rental contract: This number must not be exceeded.
Art 7.
In the dwellings where an inventory is present, the tenant is obliged to verify its accuracy and to
disclose his comments in writing to the agency within 24 hours. The same goes for the cleanliness
of the house. Afterwards there is no more recourse possible.
Art 8.
The arrival and departure time must be complied with and is stated on your rental contract. No
exceptions are allowed. The reception of the keys is only possible during the opening hours of
the office. If the office is closed on departure, the keys can be deposited in the letterbox.
Art. 9
The agency is not responsible for the proper functioning of the television sets or TV channels, WIFI
connections and electrical household appliances. The tenant does not have any right to
compensation, however, the agency will do all it can to resolve a problem as soon as possible.
Art. 10
In order to make further rental possible, the tenant is not allowed to remove the signs and posters
and he must allow visits of the real estate office daily
from 10:00 to 12:00 hours and from 14:00 hours to 18:00 hours.
Art. 11
In implementation of article 30 of the duties of the BIV (Professional Institute of Real Estate Agents),
the real estate agent will raise the price quoted by the landlord with a commission owed to the real
estate agent by the tenant. This rent increase will also cover, where appropriate, the additional
rental performance such as insurance against fire, cancellation insurance, file costs, etc.
In all announcements and publications, the real estate broker will always unequivocally state
which services and supplies are included in the price that the tenant will pay
Art. 12
In case of litigation only the court of Veurne is competent.
Art. 13
In the event of force majeure, e.g. a pandemic, Agence Ultimmo is entitled to offer the tenant a voucher for the amount already paid, valid for one year.
